        He probably has a 1 year cooling off period in the sale contract and a get out clause in his mortgage if interest rates rise again.

        So I wouldn't be looking into it too much

            Negative Gearing I assume although Labor's position which they could take again to the next Federal Election in 2025 is to restrict Negative Gearing to New Homes and eliminate the CGT Concession.

              Really? He can walk to The Sheaf, The Royal Oak, red leaf pool, many nice restaurants and cafes etc.

              And he can drive to training in 5-10 minutes.

                  You incorrectly identified Gus' apartment (wrong suburb) and quoted roughly double its price for some odd reason.

                            Real Estate Prices are only a guide as well if 2 or more people/groups want to purchase a property then it could sell for any price over supposed market value.

                            Out my way for instance a soldier settlement property sold for 120k in 1999 and in 2016 sold for 2.3 million.

                            Why you may ask - the size of the land in square metres.

                            Whoever purchased this has commenced building 6 detached double story 4 bedroom/ 2 Bathroom .2 Parking (garage) town houses on this land and all have been sold for 950k each

                            Costs to build per square metre is between $1300 to $ 3900

                            Similar to the ones below - $975k

                            We live in the Southern Highlands now but still own the former residence which is 1450 metres square so one assumes they could fit 4 double story town houses on this at least.

                            250 square metres is the minimum lot size to build on

                            One can see more townhouses being built than traditional homes

                                You get used to the cold the on;y issue was the train service as I was working in Parramatta but since I am working from home no such problem now.

                                A few celebrities live out this way - I remember driving to the shops and a Leo Sayer song was on the radio and lo and behold in walks Leo Sayer into the shop.
